Any Welsh members recommend somewhere to live
In short, are looking to relocate to France but now looking at the possibility of Wales.

Requirements are a good sized house with 1 or a few smaller houses/cottages. Good amount of land that would suit well to equestrian facilities and possibly small holding.

The idea may also be to set up a small scale camp site on the grounds.

So, any areas to investigate or even better if there is just a property that is known about.

Wales 
I would have a look around the following areas.

Brecon
wye valley
Abbergavenny
Monmouthshire
Mumbles coast line.
Port Eynon coast line

It all depends on what you want coast or country side.

The best places with the best scenery.

It’s all dependents on Budget! Sea views and mountain views come with a premium.

In the area I live Gwynedd you should be able to purchase inland a three bedroom cottage with an acre of land and a few outbuilding for around £250.000.
This is where I live it is just outside of Beddgelert in the Snowdonia National Park area, it is a four bedroom cottage with two acres of land, I have also have a small wood and three outbuildings. Its value is in the region of £340.000.

If you are looking for an area that is relatively inexpensive to live then there are many bargains to be had property wise on Anglesey.

Yes they are, the front looks out on to mountains. It’s only drawback is slow internet speed and the occasional power cuts in winter, but as I have generators that is not really a problem. I bought the property twenty five years when my children were young as a holiday home and I paid twenty two thousand for it, since then I have had a an extension to the side built of the same stone as the rest of the cottage. The beauty of the property for me is that it is only accessible via a private track and I have no neighbours to bother me the nearest property is a fifth of a mile away.

Budget does dictate most and I would say up to £700k. Being by the coast isn't important but a nice village and good view is

Hi Very Happy firstly gilarion that looks lovely Thumbs Up we don't live in Wales but we do visit regularly Crickhowell Abergavenny Rhayader we enjoy all of these places but our hearts are and will always be around Rhayader we love the elan dams stunning all year around and the road to Aberystwyth via the elan dams is breathtaking Thumbs Up Paul Tash n Barney

Know of one place in France that may suit as above and another with just a large garden and own quiet river frontage and possibly a boat too.

Yes France still is high up on the list and have spent many years holidaying there. It would be down the west coast either in Normandy or in the Vendee not too far from Fontenay.

Looks a lovely house btw and something like we are after.

With a budget of 700.000 K you should be looking for a small farm, then you could claim all the grants Whistle
Honestly with that sort of money the world is your oyster in Wales. Thumbs Up

You could also to earn money by becoming a certified caravan site with the Caravan Club with a limit of five caravans, that is what I am about to do in the bottom field which is far enough away from the cottage as not to bother me with any noise they may make.. Though I will be installing a small toilet block and shower room and five 16amp electric hook up points, however that is not required to qualify for CC status, but by doing so you can charge more. Wink

I thought of a small tent camping field but in general they attract a younger clientele who wish to light camp fires and I do not wish the woodland to catch fire

By virtue of the fact I work for a company where many English have bought properties in France. Please investigate by seeking professional advice the implications closely of renovating and subsequently increasing the value of a property there. The consequences from a capital gains/increase in value tax perspective is both brutal and unforgiving and in the event you ever sell you could find yourself seriously out of pocket. If you go through life with your head in the sand....all people will see is an ar5e!!

Well aware of tax and legalities, have owned a property in France before but understand your point.

The caravan site/storage is an intention, along with equestrian facilities. The reasoning behind cottages/gites is that these can be rented out too.

The farming prospect is an exciting one but sadly have little idea where to start. Especially with the various grants. The idea of moving is great but it also needs to generate a return.

Have a look here to see what it entails to be a CL site. For me five caravans would be just right. But you can still have Certified Location with a site taking more caravans as long as you separate the CL site from the other caravan area.

The beauty of CL listing is that the advertising is done for you and you only get caravan’ers that are usually quiet and are dedicated caravan’ers or motorhome owners. You also get to keep all site fees and rentals as the Caravan Club doesn’t charge a penny for any of their services. For me personally I also will just have an adult only site.
