Business Rates - Anybody Knowledgeable?
Hi All,

I'm on the hunt for some sort of unit, barn or workshop I can rent for personal use and storing most of my kit and to also do my upcoming project as I've decided it's just not feasible to do in my outside space at home.

I have found a nice one which I can just about afford, however, it's a commercial unit, so it has business rates.

Currently, there's 100% relief for small businesses with only 1 premises. Would I, as a personal renter, have to pay full business rates, or would I also get 100% relief?

I have considered opening a part-time business for myself just to do what I enjoy and get paid for it, but I've not looked into the intricacies of that, so always considered it something I'd look into in the future. Would this perhaps be something to do sooner rather than later and maybe jump straight in at the deep end?

Just wondering if there's anyone on here who I could poke for advice?

business rates are split up depending on what its rated for , ie for storage , working , office ,etc there are quite a few groups

if its a proper industrial unit and rated as such the chances of you getting it re-rated for personal use , so in effect no rates are best part nil I would say

small business rate relief all depends on size etc

The best place to ask I guess would be the local authority for that area ( I know who see where I work, but that probably won't help you) although I could probably ask but it might differ between authorities. 1999 Defender TD5 110

Few years ago there was a unit empty next to one of ours , few years ago if the place was empty you didnt pay rates at all , now you only get 6 months free ( or something like that , if your refurbing it might 9 month )

it worried the council to death that they weren't getting any rates on it and kept coming to check , used to come in to ask us about it , always just said i didnt take any notice what went on !

so if you get it changed expect vists !

If the annual rent is below a certain amount, I think it's about £6500 you will qualify for full rate relief, above that it's on a sliding scale of discount. I just took on a unit for storage, signed it in my name, but the local authority figured out it was linked to my business premises a few miles away, which I claim rates I relief on. So am having to pay full rates on the unit. VWhich has made it avery expensive storage unit.

All property is basically subject to rates or a local tax unless they are specifically exempt.

Business rates or non domestic rates currently have 100% relief up to a certain rateable value.

To use a business premises for non business use you would technically need planning permission. For instance take a fast food takeaway shop and you want to use it as a residential property or even estate agents shop change of use permission would be required.

Best advice is when you find a property you are interested in, talk to local rating authority and get their opinion.

The rent would be under that figure, but I thought that figure was based on a 'Rateable Value' which is normally set by someone making a guess in a suit?

If it's based on the rent, it's well under.

This is all very confusing. I am planning on ringing the local authority to the unit (different to my home authority), but I'm not expecting to get very far as like some have suggested ... it might just be best guesses etc.

It's so frustrating. I dont want to do anything dodgey and want to keep everything how it should be, but by doing so it makes everything so difficult.

I'm not sure what it's classed as. There's no official toilet on site either, so not sure it can even be office/workshop. I will have access to a local loo, but it's not part of the unit Rolling with laughter. Crazy how a toilet can change a sites status.

I'm just puzzled and it's not clear on who to turn to!

Larry, how easy was it to sign in your name? Sorry to hear of your misfortune with the business bit though!

Leeds, that's interesting.

Even if I use the unit for what it was intended (it was a garage unit before), but for personal use without making profit, it'd need planning?

No, one a bit closer to home. Cant afford that Goldenhill one on me todd!

Dont think this one is as big, but it's a really nice site with just the bloke and his dad living on site with 2 houses they own and rent out and a very rough track to get to it.

Enough room inside for 3-4 vehicles at a squeeze and massive doors that you could fit even the most lifted of trucks through. Even a mog Wink!

Rent paid has nothing to do with rateable value.

The rateable value is set by your local valuation office. Your local authority will set the percentage of the rateable value paid as a non domestic rate. The government has set out what is called small business rate relief look here


Speak to your local rating office they will give you more detailed information about the particular unit you are looking at and your proposed use.

What Brendan said above.

No rates up to a rateable value of £6k per annum, sliding scale thereafter to £12,000.

And for that you get nothing. Not even the bins emptied.

No rates on empty properties for the first three months, then full amount after that, thanks to Gordon Brown.

So an owner doesn't pay tax if the a qualifying place is occupied and you do if it isn't. Mad.

I'm a Chartered Surveyor and have to deal with this stuff a lot.

Govt take from Business Rates last year I think was £28bn. Shocked 2003 Td5 110 Hardtop
Now a 2013 110 USW too.
