you could look at Bond Oxbourgh in Bude .. they have some land and houses just over the boarder (on the dawn side !) in Devon from my memory - but maybe you could look on the right side of the Tamar !

the properties we are now looking at are all going to sealed bids, phoned up about 2 last week, one had 28 viewings booked in another had 49 and no more allowed, looking at one tuesdau in Heatherleigh 15 viewings already booked in ffs

As people realise they don’t actually need to be in work to work, there has been a bit of an exodus from the cities to the country. It driving prices up everywhere but as Suli says, it’s all relative if you are selling to buy, but if your a first time buyer things are just getting out of reach.

I know! A family member has just bought a 2 bed end of terrace for £300k on the outskirts of York!!! I paid £49k for a 2 bed terrace in the city centre 20 years ago!

I completely sympathise . We sold our farm down here in Cornwall in February and now can’t find anything to buy to replace it !!
Although at the time it felt like we’d sold it for a great price, I’m now realising that it was driven entirely by the current market. We sold it off market. There’s very little on the market and I would strongly suggest that you write a list of agents down, then ring them every Friday to see what they have. Create a relationship , send them donuts, anything to make them remember you ! What you describe simply isn’t hitting the websites at the moment but can I can assure you they are around . If you can bear it , sign up with a property search agent like Stacks or similar . Yes you’ll have to pay a fee but that may be the only way you’ll get a foot in the door. They have a fist dibs arrangement with the agents. A bit of a racket really!! I read today that a very ordinary bungalow in Port Issac sold within 5 minutes of going live !! Oh and one last tip, check out the county council properties on their website. Council farms and property come up fairly frequently and are often marketed by unheard of agents that you may otherwise miss !
